The search for a realtor is always a process of evaluating all the facts and circumstances, says Joel Krieger, an agent and real estate broker with the real estate firm Kriegels & Associates in New York.

Kriegen says agents must be prepared to meet with prospective buyers at least two days before a listing, and they should always ask a prospective buyer to provide a copy of the contract they signed with the property.
If a buyer is not satisfied with the agent, they can request an independent appraisal of the property from a third party.
Kriesgels recommends contacting a realtors association.
“There are many, many more reasons for a listing not to be approved than just the buyer’s inability to make a payment, he says, adding that the agency should not be expected to perform any type of “gut check” on prospective buyers.

Palm Beach-Boca Raton, Miami-Fort Lauderdale, and West Palm Beach all have very high housing prices, Kriesgal says.
Real estate agents should also be aware that many of these high-end homes come with taxes, which are not included in the price.
Realtors are also responsible for getting buyers to sign contracts, Kaysgels says.
Agents should also look for local government tax credits, as well as real estate taxes, and make sure that they have information about the property that will allow them to make good on that deal, Krien says.
